Town House [or complex] living is a popular lifestyle, not only for the security it offers, but for those who prefer smaller plots or to be able to lock-up and go.
Time is a big factor in most peoples lives and to have the lawn mown or the house maintained as part of the levy that is paid monthly into the Body Corporate Coffers does allow the owner that much more time for himself and his family. Others may want
to travel for longer periods and have peace of mind whilst doing so. Sites are around 1300
s.m. in size although this can vary from
complex to complex. The Body Corporate is a committee made up of residents to
oversee the complexes finances and rules. In Hillcrest and Gillitts we have something like 30 such complexes in each area consisting of anything from 5 to 50 homes in each. Levies will vary according to the cover they give; this is usually Rates, Building Insurance, outside maintenance and the mowing of lawns. |
Styles alter also from
one complex to the other offering Colonial, Cape Dutch, Tudor, Spanish and facebrick in
many a newer one. Prices range from R200,000 for
an older style that may need a certain amount of upgrading to almost a million rand in the
newer, very security conscious and larger homes of Camelot in Hillcrest for
example.
Gracelands and Pomona Gardens cater for the
older person in Hillcrest whilst Waterfall Gardens is extremely popular in, of course,
Waterfall as it also has a small frail care unit. The styles here vary as do
the sizes of each individual home. |
Waterfall has only a half dozen complexes with most being established in the past couple of years. Mostly are facebrick, simplexes and range from 20 to 65 houses in size whilst Forest Hamlet is Tudor and consists of some 40 odd properties.
Assagay also has half a dozen which are very close to all the Hillcrest shopping and medical facilities. They range from newish Knights Acre and The Willows, small tudor style complexes with some 10 homes to some a lot older. |
